Local Real Estate vrs. Overseas

We have received a lot of feedback about our previous entry regarding real-estate overseas. Readers pointed out that with the current week dollar, investors might be better off purchasing real estate within the U.S. where prices are quoted in U.S. dollars and not be forced to pay for overseas real-estate paying with a week currency, thus basically paying a high premium to begin with. We feel there is room for some clarification on this point.

While some would consider this a bad time for foreign investments speculating that the dollar has a positive future and with such a low conversion rate the safer bet is in the dollar, what led us to discuss overseas investments was the strive for diversification. Just as you diversify your investments between stocks, bonds and real-estate – you should consider diversifying your currencies as well. That way you are secured whichever way the dollar goes.

We do however feel we should discuss some local real-estate options as well… There has been some debate lately regarding the future of real-estate in the U.S. as prices have reached all time highs in some parts of the country and fears of a recession in the real estate market has been looming. As a good investor you must learn to profit in any market and find the right positions to be in when the general direction of the market seems to be down. Many investors have been eyeing Colorado as a safe investment seeing a strong upside in that market with many areas not yet reaching their potential. Colorado offers a strong, diversified economy supports a quality of life that's envied worldwide.

If you know what you are looking for, they offer the most extensive search capabilities we’ve encountered so far allowing you to limit your results by a range of criteria. The selection offered is just tremendous for each city and updated constantly. Currently the site features 7,295 listings for Boulder CO real estate, 19,964 listings for Denver CO real estate and 3,561 listings for Fort Collins real estate.

Choosing to invest locally or overseas in the near future eventually boils down to a judgment call based on how you speculate the dollar will perform. However on the long term it would be wise to find yourself in a diversified position.
